At times Hv no choice, old Pte lease running short, building getting old and things start to break down ..if can enbloc, guess better do so.
Facts is the compensation you get from enbloc, you will only able to buy smaller new condo unit near by, unless you move to outskirts or OCR.
And just look at the GLS and Enbloc price this year, next year price will be on the high side, than those who want to buy , will feel that the price ( Psf or quantum)too high, or the unit are size are too small ,they will go into resales market, and this will cause resales price to move up too, is a chain effect.
For those who want to upgrade or change Hm, will advice you to do it this year, next year onwards you may not make any move, if you choose to wait, you may just keep still there ,cause older you are, loan tenure will be shorter and monthly installment will be higher too.
This my 2cents worth of analysis as property related is part of my job.
Don't get me wrong, just my little advice on what you may do, not to advertise myself.

Enbloc fever is back with sky high prices while the mkt is still bad.
Govt is not relaxing on the policy for the past years in which they usually does when the mkt is bad.
Also many unsold units at present with a batch next year.

Where is the mkt heading? Feeling strange. Another bubble?

Having said so, i think The govt which had came up with the ITMs for construction industry might have a ripple effect with the govt relaxing their policy for real estate.
