If you staying in a lease hold 99 yrs property and your house is old of more than 30 yrs lease expired is better to wish for an enbloc to refresh your lease or get a new house.
You may not see the full expiry of lease but your son or grandson will, by the time your house would be taken back with zero value return which is happening somewhere recently.
Remember what Lawerence Wong said no every block will get the en-bloc scheme, aren't you worry? When you living in a freehold property that is a different story.

You're right about the leasehold properties.

But just take it as rental unit with upfront full 99 year rental paid to landlord.

SERS will be partial windfall, the new unit with new 99 year lease may need topping up in most cases.

SERS is not real en bloc, just landlord taking back fully paid rental tenancy when the rental yield can be maximized further by rebuilding.

I viewed SERS a bail out for owner who stuck in 99 lease hold old property, usually a one to one replacement or return of cash option. Those who owning very old HDB unit are waiting for the lease to expire and be taken back by gov. Sale will be difficult as buyer do consider this point too and have difficulty getting loan from bank who don't furnish much loan on this. This same applies for private 99 lease hold, any en bloc will be savior. Lately the HUDC en bloc in Serangoon really a windfall for the owner, a 2mil for a 500 - 600K property with 30 + expired lease, cannot think of any reason to say no good.

Serangoon and euno hudc enbloc price is OK. Not OK one is those freehold condo with big land and dun get enough money.
